The Master Plan
 
The Bergeron Park of Commerce consists of two major sections - Park North (130 acres) which is zoned, primarily, for heavier industrial uses and Park South (170 acres) which is zoned for more general industrial or commercial uses.
Park North is ideally suited for tenants requiring outdoor storage or NIMBY (not in my back yard) uses.  Park South (with over 65 contiguous acres Ready to Build!) has been designed to meet the requirements for any business requiring maximum flexibility of utilization, outdoor storage needs and exposure to hi-tech resources.

Park South has the potential for the development of up to an additional one million square feet (1.0 m. sq. ft.) of office, industrial, distribution and/or warehouse buildings (see graphic above).
 
 
Both Parks have been designed to meet the exacting requirements of a Foreign Trade Zone
 
You Get What You Pay For - Environmental conditions have been integrated into the development of the overall surface water management program. Wetlands mitigation and drainage retention are all provided by Bergeron offsite, therefore maximizing the net usable land for improvements.

Furthermore, all road impact fees have been paid in advance for all industrial uses. The land is delivered cleared, demucked, filled to 6.0 feet with paved roads, city water and sewer to the boundary of site. Bergeron has several dock-high & street level buildings designed and “shovel ready” for quicker occupancy.
